- Due diligence, negotiation of purchase contract for acquisition of 32+ acres of undeveloped land in Middletown, Connecticut, for construction of 81,000 square foot owner-occupied manufacturing facility. Represented owner in construction and permanent financing (and later modifications of the financing terms) of the facility and negotiation of construction contract documents. Also represented owner in the disposition of the old facility.
- Due diligence, negotiation of purchase contract for acquisition of approximately 13 acres of undeveloped land in Naugatuck, Connecticut for construction of 40,000 square foot manufacturing and research and development facility. Represented owner in construction and permanent financing.
- Due diligence, negotiation of purchase contract for acquisition of approximately 8 acres of undeveloped land in Windsor, Connecticut for construction of 60,000 square foot light industrial facility.
- Due diligence, negotiation of purchase contract and financing for purchase of 6,000-acre resort property, including golf course, lodge, time-share, condominium, and platted lots, in Cumberland County, Tennessee, and restructure of master covenants and restrictions.
- Purchase and financing of apartment complex with a 98-unit existing building and land use approvals for 128 additional units in Hamden, Connecticut. Preparation of condominium documents for sales of units in newly constructed buildings. Construction financing for new buildings.
- Sale by United Technologies Corporation (Pratt & Whitney Division) of multiple laboratory, office and warehouse facilities (over 535,000 square feet on 58 acres) in West Palm Beach County, Florida and transfer of land and water production, wastewater disposal and other infrastructure facilities to community development district.
- Sale by Hamilton Sundstrand Corporation of 185 acre former factory parcel in Denver, Colorado and related land for mixed-use and recreational use redevelopment.
- Sale of 216-unit apartment complex in Cranston, Rhode Island.
- Sale by City of Hartford to the State of Connecticut of partial ownership interest in 2,200-space parking garage to support Capital Community College, requiring development and negotiation of joint ownership agreement.
- Sale by the City of Hartford to the State of Connecticut and private developer of 680,000-square-foot former G. Fox department store building, also requiring negotiation and implementation of tax-fixing agreement and lease back of approximately 50,000 square feet.
- Disposition by liquidating trust of approximately 1,100 acres of land abutting Lake Quassapaug in Middlebury, Connecticut. Negotiated and managed sale of a portion of the property to cottage site lessees. Drafted and gained approval of special zoning regulations for the property to allow diverse uses of the property for a cottage community, boating and fishing clubs, single-family residential development, and open space and conservation purposes.
- Sale of airspace lot for downtown Hartford office building.
- Sale of 210,000 square foot industrial facility on 61 acres of land in eastern Connecticut requiring resolution of significant environmental issues and remediation and monitoring responsibility and risk allocation and resolution of adverse title claims.
- Redevelopment agreement and long-term space lease by the City of Hartford for the redevelopment of the retail, office, and parking components of the Hartford Civic Center, requiring negotiation and implementation of tax-fixing agreement, resolution of title issues, and revision of lease for operation of coliseum and exhibition hall.
- Landlord representation for lease of 45,000 square foot warehouse/office flex building in Cheshire, Connecticut, including lease of most of building to a pharmaceutical tenant.
- Tenant representation for lease of 426,000 square foot metal processing facility (including 146,000 square feet to be constructed) in Hartford, Connecticut.
- Commercial leases, both for landlord and tenants, of space in office buildings, commercial and industrial facilities, retail shopping centers.
